This page is the long version of the catalogue. Use it with your facilities lead, your landlord, or your plant manager. Each block names the substrate, the typical Dhaka failure, and the way we schedule around your building.

Home, office, and industrial work share a desk in Gulshan 2. They do not share the same chemistry. A washable bedroom emulsion is the wrong answer for a generator room. An epoxy is the wrong answer for a child’s room. We will say no to the mismatch.

Prices stay off this page because access, height, existing colour, and dampness change the number. What you get here is the scope language we put into BDT quotes so both sides can argue less later.

Bedrooms, living rooms, kitchens, and study nooks in Gulshan apartments and duplexes.

We start with a tape test on old distemper and a moisture check on ceilings that sit under bathrooms or roofs. Failed layers come off. Stain blockers go on nicotine, water maps, and marker walls before colour.

Cut lines around AC trunks, curtain boxes, and marble skirting are where cheap crews hide. Our finishers spend the extra hour there because that is what you photograph.

Occupied homes run room by room. We keep a living path, bag the hardware, and return switches to the right plate. Leftover tins are labelled by room name, not by a colour code you will forget.

Feature walls, children’s rooms, and rental turnovers are scheduled as different products. A landlord beige and a family emerald should not share the same rushed Saturday.

Elevations, balconies, parapets, and boundary walls that face monsoon and Gulshan sun.

Algae, hairline cracks, and chalking emulsions are the usual Dhaka story. We wash, open, and fill, then choose acrylic or elastomeric systems based on movement and exposure, not based on a single favourite tin.

Scaffold, bosun, or rope access depends on the building and the security committee. The quote names which one. Surprise equipment on the day is how neighbour complaints start.

Weather gates are real. If the radar says rain on a west elevation, we move. A trapped wet coat costs more than a delayed day.

Boundary walls and grills get their own spec so the house colour does not get dragged onto metal that needs enamel.

Receptions, meeting rooms, corridors, shops, and clinics that must open on a weekday morning.

Low odour systems and after hours access are the default. We brief security, book lifts, and isolate areas so Monday does not smell like a warehouse.

Brand colours are sampled on the actual wall against your deck. Corridor paints are specified for scuff, not for Instagram. Those are different sheens and different resins.

Multi floor rollouts get a shared specification and a named supervisor so floor five does not drift. Touch up kits stay with facilities.

Retail shutters and mall rules add night work premiums. We put them on the quote instead of discovering them at 11pm with a guard who wants a letter.

Industrial and plant

Sheds, workshops, food rooms, and steel that live with heat, oil, and traffic.

Method statements, SDS, and a toolbox talk are available when your HSE team asks. A named supervisor stays on site for shutdown windows.

Floors: grind, moisture, primer, build coats, line mark after cure. Skipping the grind is how epoxy sheets off under the first forklift.

Steel: rust grade, primer, and topcoat chosen for the chemical story you actually have, not a generic red oxide ritual.

We will refuse a cosmetic weekend if the substrate needs a week. That refusal is cheaper than a failure during peak production.

Waterproofing and damp

Bathrooms, terraces, planter boxes, and ceiling maps that keep returning after cosmetic paint.

If moisture is active we stop. Colour is not a plumbing repair. We document the map, tell you who owns the leak, and return when the substrate can take a coating.

When the source is dry we use stain blockers, cementitious or acrylic waterproofing where it belongs, and finishes that can handle splash zones.

Terraces and planter boxes fail when people skip corners and upstands. We photograph those details because that is where monsoon enters.

Warranties on damp work are honest about new leaks. We will not sign a promise that a new pipe burst cannot break.

Scope

Colour consultancy

On wall samples, light checks, and palettes that survive Dhaka dust and afternoon glare.

Gulshan north rooms and west rooms are different worlds. We sample at the time of day you actually live in the space.

We can work from a sofa fabric, a logo, or a neighbour’s wall you liked from the street. Phone photos are a start, not a lock.

Palettes include trim, ceiling, and metal so the house does not accidentally become five disconnected greens.

Consultancy can be a paid visit on its own. If you proceed to full painting, the visit fee is handled as described in your quote and refund policy.

Add ons that change the quote

Height, access, and occupied buildings are not footnotes.

Height and access

Scaffolds, bosun chairs, rope, and mall night passes. Named on the quote with who supplies what.

Furniture and protection

Moving, wrapping, marble masking, and car park overspray plans. Silent extras become loud arguments.

After hours premiums

Offices, clinics, and factories that cannot stop at noon. Crew size and lighting are costed, not improvised.

Strong existing colour

Reds, yellows, and deep greens need extra coats. We would rather tell you on day one.
